THE MAUI HOUSE - Part 8


YES!  After much internet research and emails back and forth with realtor and the escrow company, I got the number of the person in charge of HARPTA in Maui.  As long as I've lived there for two years during the past five, I do not have to pay the tax.  I am considered a Maui resident.

Big sigh of relief and prepping for the sale continues.  The decking had to be cleaned, primed and painted due to the sun bleach stains.  The outdoor shower had to be renewed as well.  The a/c finally got tuned up.  The water purifier got it's quarterly check up six months late but no harm.  I don't understand WHY tenant did not cooperate and schedule an appointment with preventative maintenance.  I pay for it all!  She just had to make arrangements to let them in or leave a key.  She is not employed so I just don't get it.

Realtor FINALLY got in to get photos to put on the multiple listing.  (You can take a peek if you want .... Maui MLS# 380919)  The outdoor furniture isn't arranged as I would like but once tenant is out, that will be fixed.  After much snarling and digging in her heels, tenant said Jan 3 would be her last day.  HOORAY!!  I'm getting a massage as soon as I know she is out and the locks changed.  

The "realtors" open house is Jan 8 and then open house whenever my realtor wants.

  1. We had rental for many years---4 apartments and a house---and can tell you its very rare that tenants will treat your property as if it's their own. The fact that yours was also a friend is disappointing but if she leaves without anymore damage than you're describing you're lucky.

    What a relief about the residence requirement. Hope it sell quick. On the news yesterday they interviewed some people who couldn't get mortgages because of the government shut down, so be careful what kind of deal you accept...some could me a LONG wait.

    1. So many ways to scam a sale .. read one on FB this morning where a woman sent her money to buy a house to a SCAM bank account and it was quickly sent off shore. Isn't that what an Escrow Company does?

      My sister has several renters and some have been there over ten years and have never asked for anything!!! Lucky me, I guess!

  2. I'm glad you are young and can handle all of this. I wouldn't know the first thing to do if problems arose.

  3. What a great outcome. That must have been a relief. And so good that your tenant moved out on the 3rd. I'm behind in my reading.

    1. No, you were right ... she moved out JANUARY 3 and has cut off all communication with me (and realtor.). She owes three days rent and carpet cleaning. AND to fix the mothball mess!
